Hands-on practice
You're going to practice asking a seller to lower their price. The seller is simulated, but it will still push back and challenge your reasoning.

Open ChatGPT in a new tabAlready use Claude instead? Everything here works there too.
This tells ChatGPT who to be. You never have to read it.
Click into the message box in ChatGPT, paste, press Enter. It asks you five quick things about one of your listings:
Type your answers on one line and press Enter. Use a real listing if you have one — that's what makes this worth doing. No address, no client name, nothing private. Then it answers:
Look at the far right of the message box. There are two icons:
Then say "GO" out loud. Your seller picks up the phone.
Talk to her like a real call. She has your numbers now and she'll argue with them. She won't agree easily. Keep going — it ends on its own.
She drops the act and tells you honestly how you did — what worked, where she stopped believing you, what to do on the real call.
Close the voice screen when she's finished. The whole debrief is written out in your chat, ready to read again or save.
Say: "You gave in too easily. Start over and don't agree unless I actually prove it."
Type: "Ask me the five setup questions first."
No harm. Play along, or type "start over".
Type: "Stay in character as Dana."
It disappears while there's text in the message box. Send your message first and it comes back.
This page stays up for this group through Wednesday, September 2, then it comes down.
Copy the setup before then and save it somewhere you'll find it — an email to yourself, a note on your phone. It's yours. Run it before any listing conversation you're dreading, as often as you want.
Dana is the first of these. We're building practice sessions like this one into Vessa, our AI employee for real estate agents — the reputation and review side is already live and working for agents today.
